Warm modern kitchen with island seating

Tour ten homes in Santa Barbara and you will walk through a century of architecture before lunch. Spanish Colonial revivals with red-tile roofs sit beside crisp mid-century post-and-beams, and both now share streets with glassy new coastal builds. Knowing what you are looking at — and what each style asks of its owner — makes every viewing sharper.

Spanish revival: romance with upkeep

Thick plaster walls, tiled roofs, arched windows and shaded courtyards — these 1920s and 30s homes were built for the climate and still wear beautifully. Look closely at the roof tiles and drainage, and budget for specialist plaster care. Done right, they hold value like few other styles on the coast.

Mid-century: light, but check the bones

Post-and-beam construction, walls of glass and deep overhangs deliver that effortless indoor-outdoor flow buyers love. Prioritise an inspection of the electrical panel, the flat or low-slope roof and any original single glazing — all fixable, all worth pricing before you offer.

Fall in love with the lifestyle a style gives you — then verify the structure that supports it.

New coastal builds: easy living, verify the details

Recent builds bring solar readiness, zoned climate control and open plans that suit modern family life. Ask for permits, builder warranties and HOA documents early; new does not automatically mean trouble-free, but the paperwork tells you quickly.

Whichever style pulls at you, tour with both heart and checklist. And if you want a second pair of eyes at a viewing, bring me — that is exactly what I am here for.
